How do you advertise your vacancies?

We start the marketing process at the time we receive a 30 Day Notice to Vacate from your resident. If we can show the property while still occupied. We will take pictures of your property and place your property on our rental list, MLS, Zillow, Trulia, and other internet outlets, where we get fantastic results.

 

Who pays for repairs on my vacant property?

After the move-out inspection, we will determine who is responsible to pay the bills to bring the property back to the condition it was in prior to the resident moving in. We are allowed by law to charge the resident’s deposit for rent, damages above normal wear and tear, and cleaning. Our aim is to be sure the resident is charged for items that are their responsibility. We want you to know that we consider this an important time in the management cycle, and we will protect your interest.

 

How do you manage my funds on a daily / monthly basis?

Sharevest maintains a unique client account management system wherein every property is its own operation and has its own Trust Account. These accounts are dedicated to one client and one property, eliminating any confusion about money in and money out. Accounts are reconciled monthly and reports are sent by the 10th every month.

How quickly do you contact me when my property comes vacant?

We will send you a letter in the mail when we first receive the 30 Day Notice to Vacate. This letter informs you of the move out date and the projected rent for the property. On the day the property is vacant we will inspect it, and call you to outline the property condition and recommended repairs (if any) to re-rent. You will have the opportunity to see your property at any time or do the work if you prefer.

 

Who handles problems late at night?

Each property manager in our office takes a turn handling late night calls from our residents. Our 24 Hour Hotline will take the residents call and page the manager on call. We will then talk with the resident to determine how to proceed. Many times we solve the problem over the phone or by simply calling one of our plumbers that we have access to 24 hours a day.

 

Are you the least expensive company in town?

Probably not. It seems there is a new property management company starting out every day, trying to beat everyone else’s prices. Our management fees are very competitive and we certainly are not the most expensive. On the other hand, we charge a fair fee for a tremendous service. For example, we believe that resident selection is very high on the list of priorities. A poor resident can cost you thousands of dollars. We are experienced and committed to get the best resident for you at a rent that will keep that resident. When ALL fees are considered, we are actually less expensive than most companies around, and we have been in business since 1961.

My contact in your office Jim Ward is very congenial and looks sincere in helping me look for good tenants for my Bradford apartments. However, for some reason, my vacancy since august 2024 has not been filled up and the situation is quite unnerving because I rely on my units for my operations! I believe my rents are competitive, my location is great, and my amenities (I.e. free heater) are big savings to tenants! I’m really at a loss on an explanation!

I am so glad we found each other you treat people as you would like to be treated and your integrity is priceless. You are the reason that I sleep peacefully each and every night. In San Francisco the Landlord tenant laws change. Your lease agreements are written to protect the tenant as well as the property owner and the laws change over time. Without a partnership like ours it would require hiring a Lawyer or at some point ending up with a problem tenant. Some folks say Sharevest Property Management services are the best in town. They claim to actually have a property manager for their property, get minor repairs done on a timely basis with polite quick responses and answers to their questions from staff. I've never personally known these tenants. But I believe the majority who get respectful services are not Latino or Black. 'lll give them a one star. It's for collecting rent and miscalculation.
